Lakeline Station Area Apartment Reviews (78717)
The Lakeline Station area is the densest apartment cluster in our entire service area. Thirteen communities packed along Lyndhurst Street, Rutledge Spur, FM 620, Lakeline Mall Drive, and the section of N Lake Creek Parkway closest to Lakeline Mall. The MetroRail Lakeline Station sits right in the middle, which is why this pocket developed the way it did.
Construction ranges from 2008 to 2025, with four communities built since 2022. The newest builds (Tisdale, The Asher, The Maris) are still in or just out of lease-up, and the concessions reflect that urgency. The older communities (Marquis Lakeline Station, Legends at Lakeline) compete on price and floor plan size instead. Screening ranges from 2x income at Bexley at Whitestone to the standard 3x at most Class A properties. Two communities accept Section 8. One is 60+ senior living.
What separates this area from the Avery Ranch cluster just north or the Parmer/Spectrum corridor to the east? Walkability to retail and transit access. Lakeline Mall, H-E-B Plus, Alamo Drafthouse, and the MetroRail station are all within a mile or two of every community on this page.

This part of 78717 feels like a contained neighborhood. Lakeline Mall, H-E-B Plus at Lakeline Market, Alamo Drafthouse Lakeline, 1890 Ranch with Target (a short drive west), and Cedro Scratch Italian are all close. Most errands take five minutes by car or less.
The MetroRail Lakeline Station at 13625 Lyndhurst Blvd connects to downtown Austin on weekdays and Saturdays. The ride to the Domain (Kramer/McKalla stations) takes about 15 minutes. Downtown is roughly 30-35 minutes. No Sunday service, and the last weekday departure from downtown is 7:20 PM, so it works better as a commute tool than an evening-out option. Friday and Saturday trains run past midnight.
By car, the Domain is about 15-20 minutes and downtown Austin is 25-35 minutes via 183 or MoPac.
Where to Start Based on Your Situation
Thirteen communities is a lot to compare. If you’re scanning this page trying to figure out where to begin, here’s how we’d narrow it:
Budget under $1,000/month β Legends at Lakeline ($809, 2.5x income) or The Loretta ($955, 2.5x, S8 accepted). Both are income-restricted. Apply early for waitlist positioning.
Need 2x income screening β Bexley at Whitestone ($1,014). Lowest screening threshold in this area. Weinstein Properties, 4.0 stars.
Want the newest construction β Tisdale (2024, three months free) or The Maris (2025, $2,000 gift card). Both still in lease-up with aggressive concessions.
Want proven management with a real track record β The Michael at Presidio. Greystar, 2016, 4.1 stars across 174 reviews over a decade. Ask for a unit on the side away from the MetroRail tracks.
Need 4 bedrooms β Markham at Lakeline. One of only a few communities in the market with 4BR floor plans.
60+ active adult β Everleigh Lakeline. Greystar, 4.9 stars, exercise classes and social programming. 2.5 months free right now.
S8 voucher holder β The Loretta or Lakeline Station FC. Both Foundation Communities. Both on Rutledge Spur. Compare the 2023 vs 2016 construction and decide which pricing tier works.

How much do apartments cost near Lakeline Station?
Market-rate 1-bedrooms start around $966 at Marquis Lakeline Station. Class A new construction runs $1,300-$1,500 at The Asher and The Maris. Income-restricted options drop to $809 at Legends at Lakeline (2.5x) and $955 at The Loretta (2.5x, S8 accepted). Concessions of 1-3 months free are common right now across most communities.
Can I take the MetroRail to downtown Austin from this area?
Yes. Lakeline Station at 13625 Lyndhurst Blvd is the northernmost Red Line stop. The Domain is about 15 minutes by train. Downtown Austin is 30-35 minutes. Weekday and Saturday service only. Last weekday departure from downtown is 7:20 PM. Friday and Saturday trains run past midnight. No Sunday service.
Which Lakeline Station area community has the best reviews?
Everleigh Lakeline leads at 4.9 stars (60+ only). For all ages, The Asher holds 4.5 with 67 reviews and The Michael at Presidio holds 4.1 with 174 reviews across nearly a decade of operation. The Maris shows 4.8 on Google but is still in lease-up with only 54 ratings so far.
What income do I need to qualify for apartments near Lakeline Station?
Most Class A communities require 3x monthly rent in gross income. Bexley at Whitestone screens at 2x, the lowest threshold in this area. Legends at Lakeline, The Loretta, and Lakeline Station all screen at 2.5x. Credit minimums vary by community and aren’t published consistently. We can tell you what each community is actually looking for based on our working relationships with their leasing teams.
Are there apartments near Lakeline Station that accept Section 8?
The Loretta and Lakeline Station (both Foundation Communities properties on Rutledge Spur) accept Section 8 Housing Choice Vouchers at 2.5x income. These are the only two S8-accepting communities on this page. Both are LIHTC properties managed by a nonprofit operator with a strong track record in Central Texas.
What’s the pet policy at apartments near Lakeline Station?
Most communities allow dogs and cats with breed restrictions and a two-pet maximum. Pet deposits typically run $200-$400 with monthly pet rent of $15-$25. Weight limits vary. No community on this page accepts all breeds without restrictions. For all-breeds policies, see our Brushy Creek & East Parmer page where both MAA properties accept every breed with no weight limits.
Are there 4-bedroom apartments in the Lakeline Station area?
Markham at Lakeline has 4BR floor plans. Rents across all unit types start at $1,185 for a 1BR and go up to $2,435. Contact the leasing office for current 4BR-specific pricing. Markham is one of only a handful of communities in our entire service area with four-bedroom options.
What’s the parking situation at Lakeline Station area apartments?
It depends on the community. Tisdale and The Asher have parking garages. The Michael at Presidio and Griffis Lakeline Station offer attached garages. Markham at Lakeline has detached garages. Older communities like Marquis Lakeline Station and Legends at Lakeline use surface lots. Covered parking fills up fast at communities that offer it, so ask about availability early.
Should I choose a newer or older apartment near Lakeline Station?
The newer builds (2022-2025) offer modern finishes, co-working spaces, and aggressive lease-up concessions. But you’re betting on an unproven operation. The older communities (2008-2016) have established review track records and often lower base rent. The Michael at Presidio is the sweet spot: 2016 construction with a decade of 4.1-star reviews and Greystar management. Read our amenities guide to figure out which features actually matter for your daily life.
What’s within walking distance of Lakeline Station apartments?
The Lyndhurst Street communities are walkable to the MetroRail station and within a mile of Lakeline Mall. Lakeline Mall Drive communities (The Maris, Markham) are across from the mall itself. The N Lake Creek Parkway communities (Legends, Everleigh, Bexley) are a short drive to the mall but not comfortably walkable. Every community on this page is within a five-minute drive of H-E-B Plus, Alamo Drafthouse, and Cedro Scratch Italian at the Lakeline Market on US-183.
The Bottom Line on Lakeline Station Apartments
Thirteen communities in one pocket is a lot to sort through. Here’s how we’d frame it.
The Lakeline Station area gives you something no other corridor in Cedar Park can: MetroRail access, walkable retail at Lakeline Mall, and enough apartment communities that you can compare five or six options in a single afternoon. Pricing from $809 to $3,960 means there’s something here for most budgets. Screening from 2x to 3x income means a wider pool of renters can qualify than in most Cedar Park corridors.
But density creates its own challenge. The 2024 build with three months free looks great on paper until you realize there are zero reviews to tell you what move-in day actually looks like. The 2008 community with 176 reviews gives you predictability but dated finishes. Sorting through thirteen different management companies, construction eras, and screening thresholds takes time.
That’s where we come in. Our team works with the leasing offices at every community on this page. Which ones respond to applications in 24 hours and which take a week? Ask us. Same goes for which concessions are negotiable. Based on your credit profile and income, we can tell you which communities are likely to approve you before you pay an application fee.
