If you have a Pit Bull, Rottweiler, German Shepherd mix, or any breed on the typical restriction list, this is one of only two places in Cedar Park where you won’t be turned away. What It’s Like to Live Near Brushy Creek & East Parmer

This corridor sits at Cedar Park’s eastern edge where the city meets Round Rock. Brushy Creek Road and W Parmer Lane are the main arteries, and both get heavy during morning and evening commutes. Brushy Creek Regional Trail runs through the area with trailheads accessible from Camden Brushy Creek and several nearby neighborhoods. Retail is thinner here than on Whitestone or S. Lakeline. For groceries and big box shopping, you’re heading east to the Tech Ridge area at Parmer and I-35 (H-E-B, Target) or west to 1890 Ranch. Costco is on US-183 near the Lakeline area, about ten minutes out. Dining along Parmer runs mostly to Pluckers Wing Bar, Chick-fil-A, and Panda Express. Not much in the way of sit down restaurants, but you won’t go hungry.

Figure 15 to 20 minutes to the Domain and 25 to 35 minutes to downtown Austin. Properties on the eastern end of Parmer are closer to the 45 Toll/I-35 corridor, which is a faster route to Round Rock, Georgetown, and points north. CapMetro bus service is limited in this area. This is a car dependent corridor.

MAA Brushy Creek exists for a specific type of renter nobody else in Cedar Park serves: all breeds accepted, 2x income screening, and concessions on top. That triple combination doesn’t exist anywhere else in Cedar Park that we’ve found. You’ll notice the 2003 construction on a tour. Walls are thinner, kitchens are dated, and the amenity package is basic. But for a renter whose dog gets rejected at every other leasing office, or who earns $2,000 to $2,500/month and can’t clear 3x screening, this is where the search stops. Not because it’s the nicest property, but because it’s the only one that says yes. At $843/month net effective after concessions, it’s one of the most accessible options in Cedar Park by any measure.

Bexley is a bet on timing. Get a renovated unit during the 2025 refresh and you’ll have updated finishes at 2x screening with two months free on top. That’s a strong setup. Get an unrenovated unit and you’re in a 2006 build that hasn’t been touched since original construction. If you tour and they show you an unrenovated unit, ask when renovated units become available. The 3.9 rating is the lowest here, though the 87 review count is a smaller sample than the others. Compared to MAA Brushy Creek, Bexley has newer construction (2006 vs. 2003) and the renovation upside, but it doesn’t match MAA’s unrestricted pet policy.
