Muir Lake Apartments: Big Floor Plans, Low Rent—Worth It? For Rent

Muir Lake Apartments Review: What 323 Reviews Across Five Platforms Tell You That the Listing Won’t

Muir Lake’s listing describes luxury lakeside living with resort spa amenities and condo quality finishes. The photos look great. The 36 acre lake in the backyard is real, and it’s one of the more unique settings in the Cedar Park apartment market. But we track pricing, screening, and resident feedback across 60+ communities in this area. The gap between how Muir Lake presents itself and what residents report after moving in is wider here than at most properties we review.

The 218 Google reviews average a 3.7. That’s not terrible. It’s also not what you’d expect from a community marketing itself as luxury. Over on Apartments.com, the picture gets sharper: 2.2 stars across 20 reviews, with 13 of those being 1 star ratings. ApartmentRatings, where reviews skew toward verified residents, sits at 1.8 across 9 reviews. Yelp adds another 54 reviews. ForRent carries 22 more. When you add it all up, roughly 323 people have left feedback across five platforms. Some genuinely love the lake views and the space. A larger group describes maintenance delays, management turnover, and amenity conditions that don’t line up with the price point. This review breaks down both sides with actual numbers so you can decide for yourself.

Worth noting on the pet policy: Multiple listing sites (Apartments.com, sections of ApartmentList, and the locator database our team uses) still show “No Pets Allowed” for Muir Lake. That data is stale. The property’s own website confirms pets are welcome with no breed restrictions, a max of 3 pets per unit, and a one time fee of $400 to $700 depending on number of pets plus roughly $30/month pet rent per pet. Several resident reviews also describe living there with dogs and cats. Confirm specific pet fees and any deposit requirements with the leasing office at (512) 359-3744 before applying.

Best For / Skip If

This Community Could Work If You…

  • Need a large 2BR with home office space. Muir Lake’s biggest 2BR layouts run 1,700 sqft. That’s more square footage than you’ll find in most apartments in this corridor at any bedroom count. If you work from home and need a dedicated office, that extra square footage matters more than an extra amenity you’ll use twice a month.
  • Want a gated lakeside setting that feels removed from the road. The community backs up to 36 acre Muir Lake with direct trail access. There’s nothing else quite like it in the Lakeline or Avery Ranch corridors. The trail connects to the broader Brushy Creek path system.
  • Are watching your net effective rent closely. The current concession drops a $1,195 1BR to roughly $996/month net effective on a 12 month lease with 2 months free. Longer lease terms may offer even more free rent. That math is competitive against communities 10 years newer in this corridor.
  • Qualify at 3x income and want to be in Round Rock ISD. At $1,030/month base for the entry 1BR, you need $3,090/month or about $37,080/year gross income. That’s a lower threshold than most Class A competitors in the Avery Ranch area.

Skip If You…

  • Have low tolerance for maintenance delays. This is the single most consistent complaint across all review platforms. Roughly 1 in 6 reviewers mentions slow or incomplete maintenance response. AC repairs that take weeks instead of days show up repeatedly in reviews from the past year.
  • Expect amenities to match the “luxury” branding. Multiple residents call out the gap between how Muir Lake markets itself and the actual condition of the pool, hot tub, gym, and common areas. The hot tub has been out of service for extended periods. Dumbbells were stolen from the gym over a year ago and never replaced.
  • Need reliable gate access and on site security. The front gate is mentioned in complaint after complaint as being broken. One resident reported that when they asked about security camera footage after a theft, the office confirmed none of the cameras actually work.
  • Have more than 3 pets or need exact fee numbers before visiting. Pets are allowed (up to 3, no breed restrictions) but the pet fee structure ($400 to $700 one time, ~$30/month rent per pet) adds real cost. Several listing sites still show incorrect “No Pets Allowed” data, so if you’re relying on Apartments.com or similar sites for your search, you’d miss this community entirely.

Location: What’s Actually Around Muir Lake

What’s Nearby

Muir Lake sits at 12600 Avery Ranch Blvd, just east of the 183 toll road where it crosses Avery Ranch. The community feels tucked away because of the lake and tree cover. But walk south for five minutes on Lakeline Blvd and you’re at H-E-B Plus.

H Mart is roughly 0.7 miles in the same direction if you’re looking for Asian groceries. Cedar Park Pub, Raising Cane’s, and Starbucks are all within a third of a mile, which is about as close to walkable as Cedar Park gets. Banh Mi Galang and 85°C Bakery are about 0.6 miles south. Lakeline Mall is roughly 2 miles south. The Alamo Drafthouse on Lakeline is in the same stretch. Randalls, Sprouts, and Sam’s Club are all within a quick drive along the 183/Lakeline corridor.

Cedar Park Regional Medical Center is about 4 miles west. Austin Community College’s Cypress Creek campus is under 3 miles south, which matters if you’re taking classes part time or using their coworking spaces.

The community backs directly onto the Brushy Creek trail system. You can access the trail from the property without getting in your car, which connects to several of the top parks in the Cedar Park area. Lakeline Park is directly adjacent.

Commute Times

Destination Off Peak Rush Hour
The Domain (183A south) ~15 min 20 to 30 min
Downtown Austin (via 183/MoPac) ~25 min 40 to 55 min
Apple/Dell (Parmer Lane corridor) ~10 min 15 to 20 min
Round Rock (I-35) ~15 min 20 to 30 min
Austin Bergstrom Airport ~35 min 50 to 65 min
Lakeline Station (MetroRail) ~5 min 5 to 10 min

Lakeline Station is the closest MetroRail stop, about 1.8 miles south. It connects to downtown Austin, but the schedule runs infrequently enough that most people don’t rely on it for daily commuting. This is a car dependent location.

The Corridor

The East Cedar Park and Avery Ranch corridor has gotten denser over the past few years. Astra Avery Ranch (2022 build) is half a mile east. Avery Oaks (2021) and Bridge at Avery Ranch (2023) are both within three quarters of a mile.

Muir Lake is the oldest in this immediate cluster. It has the largest units and the only lakeside setting. The newer communities have fresh construction and updated finishes. So the question for renters comparing these properties is straightforward: do you want space and a lake, or do you want a building that’s 10 years newer?

Pricing and True Cost

Floor Plan Overview

Muir Lake uses yield management pricing (rents shift based on demand and availability), so the ranges below reflect Spring 2026 pricing windows. All units are flats.

Bed/Bath Sqft Range Base Rent Range Net Effective Range $/Sqft
1 BR / 1 BA 654 to 1,123 $1,030 to $1,985 $858 to $1,654* $1.57 to $1.77
2 BR / 1 BA 975 to 1,123 $1,465 to $1,740 $1,221 to $1,450* $1.50 to $1.55
2 BR / 2 BA 1,227 to 1,700 $1,699 to $2,845 $1,416 to $2,371* $1.38 to $1.67

*Net effective estimates based on 2 months free / 12 month lease. Actual concession varies by unit. Confirm the specific deal with the leasing office.

The spread within the 1BR category is wide. A 654 sqft entry 1BR at $1,030 and a 913 sqft 1BR at $1,985 are listed as the same bedroom count but represent very different apartments. Ask which specific floor plan and unit location you’re being quoted before comparing to other communities.

Net Effective Rent: The Real Monthly Cost

Muir Lake’s current concession varies by unit and lease term. The property website advertises 6 to 8 weeks free. Our team’s research from this week shows 2 months free on a 12 month lease for certain units. Longer lease terms (14 months) may qualify for even more free rent. Here’s the math on the most common scenario (2 months free / 12 month lease):

  • Base rent: $1,195/month (785 sqft 1BR)
  • Lease term: 12 months
  • Months you actually pay: 10
  • Calculation: $1,195 x 10 = $11,950 total ÷ 12 months = $995.83 net effective
  • Monthly savings vs. base rent: $199/month

That $996/month net effective for a 785 sqft 1BR with in unit washer and dryer is competitive against newer builds in this corridor. But that rate only holds for the first lease term. At renewal, the concession disappears and you’re back to market rate or higher. Plan for the base rent when budgeting Year 2. And ask the leasing office which specific concession applies to your unit, since the deal changes based on floor plan, availability, and lease length.

All the Fees

Fee Amount Required?
Application $65/person Yes
Admin fee $150 (one time) Yes
Security deposit Starts at $400 (one time) Yes
Valet trash $33/month Yes
Pest control $5/month Yes
Covered parking $75/month Optional
Garage parking $150/month Optional
Renter’s insurance Required (amount varies) Yes

True Monthly Cost Scenario

Here’s what a renter in the 785 sqft 1BR actually pays each month during the concession term:

Item Monthly Cost
Net effective rent $996
Valet trash $33
Pest control $5
Renter’s insurance (estimated) $15
Total without parking $1,049
Add covered parking +$75
Total with covered parking $1,124

Move in costs: $65 (application) + $150 (admin) + $400 (security deposit) + first month’s base rent of $1,195 = roughly $1,810 before any pet deposits or parking.

Screening Criteria: Will You Get Approved?

Income Requirement

Muir Lake requires 3x monthly rent in gross household income. Cosigners are accepted.

Floor Plan Base Rent Monthly Income Needed Annual Income Hourly Wage (40 hrs)
1BR 654 sqft $1,030 $3,090 $37,080 $17.83
1BR 785 sqft $1,195 $3,585 $43,020 $20.68
2BR/1BA 1,095 sqft $1,675 $5,025 $60,300 $29.00
2BR/2BA 1,286 sqft $1,859 $5,577 $66,924 $32.17

The 3x multiplier is the corridor standard. At the entry 1BR, you need roughly $37,080/year. That works for anyone earning around $18/hour full time. Cedar Park’s renter median household income sits near $67,700, so most renter households in the area clear the 2BR threshold without issue.

Credit Expectations

Muir Lake doesn’t publish a specific credit score minimum. The screening criteria include a credit check, but no cutoff number is listed. Based on the property class (A-) and what we see at similar Avita managed communities, expect the following general framework:

  • 640+: Smooth approval at standard deposit
  • 580 to 639: Approval likely with a higher deposit or conditions
  • Below 580: Higher risk of denial. Worth prescreening before spending the $65 application fee.

What Gets an Application Denied

Based on what Muir Lake publishes and what we typically see at A- communities in this corridor:

  • Income below 3x monthly rent without a qualifying cosigner
  • Eviction history (lookback period not published; confirm with the office)
  • Criminal background check flags (specific criteria not published)
  • Rental history that shows lease violations or money owed to a previous landlord

The application fee is $65/person and is nonrefundable. If you’re on the edge of qualifying, don’t guess. Get prescreened first.

How the Application Works

  1. Apply online. Submit application with $65 fee per applicant.
  2. Screening. Credit check, income verification, rental history, and background check.
  3. Approval or denial. Timeline varies. Expect 24 to 72 hours.
  4. Lease signing. Pay admin fee ($150) and security deposit ($400+) to secure your unit.

What We Can Do Here

We work with Muir Lake’s leasing team and know their screening patterns. Before you apply, we can review your income, credit range, and rental history to flag any potential issues. If something in your profile might cause a denial, we’ll tell you upfront so you don’t waste the $65 application fee. If Muir Lake isn’t the right fit, we can match you to communities in this corridor with screening criteria that work for your situation.

What Residents Praise

The lake. That’s the consistent thread. Residents who love Muir Lake almost always lead with the views, the trail access, and the quiet, wooded setting. It’s the thing that brings people here and the thing that keeps some residents renewing despite the complaints. About 35 reviews across platforms specifically mention the trail and lake views as the best feature. The pool area also gets positive mentions when it’s operational and clean.

Several staff members are named positively across multiple reviews. Maria, Michaela, Juan (maintenance), Kayla, Lexie, Skye, and Louis (maintenance) all get individual shoutouts. When that many specific names show up, it usually means the people on the ground are doing good work. The complaints aren’t about the individuals. They’re about the system those individuals are working within.

What Residents Criticize

Maintenance response is the dominant complaint across every platform we checked. Roughly 55 of the 323 total reviews mention it directly. That’s about 1 in 6 reviewers. AC units failing for weeks during Texas summers. Work orders sitting open for extended periods. One reviewer documented 23 maintenance requests in 12 months. Multiple residents report that the maintenance emergency line doesn’t always connect.

Management turnover is the second biggest theme. Muir Lake has changed management companies at least three times (original developer to Regency to the current operator, Avita Management). Residents who’ve lived there through more than one transition say the same thing: each change brought a dip in responsiveness. The community has also cycled through multiple on site managers, and residents describe inconsistent communication and follow through.

Here’s one we didn’t fully appreciate until reading the ForRent and Apartments.com reviews: the billing pattern. Multiple residents describe being double charged, receiving surprise fees not discussed during leasing, and fighting for months to get security deposits returned. One resident reported still waiting for a $500 deposit refund after five months. Another described a late fee being charged after management’s own billing error. At least three ForRent reviewers describe a “building protection fee” being added even for residents who already carried renter’s insurance.

The amenity condition complaints are specific and repeated: hot tub out of service for months (one recent reviewer got a rash from it), gym equipment missing or broken (dumbbells stolen over a year ago, never replaced), pool filtration issues, grill and BBQ areas not maintained. ForRent reviewers also describe Airbnb guests using the pool and amenities, with management not enforcing community access rules.

Management Response Patterns

Muir Lake’s management responds to many Google reviews, but the responses follow a clear template pattern. Nearly every response uses some version of “we regret to hear” and “please feel free to contact our office.” The responses rarely address specific issues raised in the review and almost never describe a resolution. In one case, the management response to a negative review thanked the resident for a “great experience” when the review was actually a complaint. That kind of disconnect doesn’t build confidence.

The Uncomfortable Truth

This is the part of the review that listing sites will never write. We’re not trying to talk you out of Muir Lake. We’re making sure you know what you’re signing up for. If these trade offs don’t bother you, this property might be a strong fit. If they do, we can point you to alternatives.

The “Luxury” Label Doesn’t Match the Experience

Muir Lake markets itself as luxury lakeside living. It was built in 2014. At 12 years old, everything depends on how well the management company maintains the property, not how new the finishes were on day one. If you’re looking at true luxury apartment communities in Cedar Park, most of them were built within the past five years. Muir Lake doesn’t fall in that category anymore. The resident reviews tell a consistent story: the finishes are showing wear, the common areas aren’t kept to the standard the pricing suggests, and the amenity package has gaps. Multiple reviewers across Google, ApartmentRatings, and Yelp use nearly identical language. The building was built well. The upkeep hasn’t matched.

Maintenance Is a Known Risk Factor

Five or six complaints about slow maintenance could be a coincidence. Fifty five across five platforms is a pattern. AC failures that last weeks in a Texas summer, emergency lines that don’t connect, work orders that require multiple follow ups. This is the kind of issue that doesn’t show up on a 30 minute tour. You see the model unit, the leasing team is friendly, and everything looks fine. The problems surface once you move in and need something fixed. If fast, reliable maintenance is a priority for you, this is a real concern.

The Security System May Not Be What You Think

Muir Lake is a gated community. That’s part of the appeal. But multiple reviews report the front gate is frequently broken and left open. One resident who asked the office about security camera footage was told directly that none of the cameras work. Car break ins show up in ForRent reviews. A gate that doesn’t close and cameras that don’t record aren’t security. They’re marketing.

Fees and Deposits Are a Recurring Fight

Across Google, ForRent, and Apartments.com, 20+ reviewers describe billing issues: being double charged for fees, receiving unexpected charges not discussed during leasing, and long waits (months, in multiple cases) to receive security deposit refunds. At least one resident reported a late fee being charged after management’s own billing error created the problem. Several ForRent reviewers describe a “building protection fee” added to their rent even when they already carried renter’s insurance. This pattern is worth factoring into your move out budget, not just your move in cost.

Frequently Asked Questions

Is Muir Lake in Leander ISD or Round Rock ISD?

Round Rock ISD. Attendance zone: Purple Sage Elementary, Noel Grisham Middle School, Westwood High School. Most Cedar Park apartment communities are zoned to Leander ISD, but Muir Lake’s location on Avery Ranch Blvd puts it in Round Rock. Verify current zones directly with Round Rock ISD.

Does Muir Lake allow pets?

Yes. The property website confirms no breed restrictions, up to 3 pets per unit. One time pet fee ranges from $400 to $700 depending on number of pets, with roughly $30/month pet rent per pet. Some listing sites (Apartments.com, parts of ApartmentList) still incorrectly show “No Pets Allowed.” Confirm fees with the leasing office at (512) 359-3744.

What’s the cheapest 1BR at Muir Lake right now?

The entry 1BR starts at $1,030/month base rent for a 654 sqft unit. After the current concession (2 months free on a 12 month lease), the net effective drops to roughly $858/month. Add $38/month in mandatory fees (valet trash and pest control) for a true monthly cost around $896.

Does Muir Lake have in unit washer and dryer?

Yes. Most units come with a full size washer and dryer supplied. Some floor plans have connections only, meaning you’d supply your own machines. Ask which type your specific unit includes before signing.

What mandatory fees does Muir Lake charge?

Valet trash ($33/month) and pest control ($5/month) are mandatory for all residents. Renter’s insurance is also required. These fees apply every month of your lease, including any free months from the concession.

Is Muir Lake actually on a lake?

Yes. The community sits on the shore of 36 acre Muir Lake with direct trail access to the Brushy Creek path system. Some units have lake views. Kayak rentals are available seasonally.

What’s the parking situation?

Surface lot parking is included. Covered parking runs $75/month. Garage spaces are $150/month. Multiple reviews mention parking getting tight, especially in the evenings. If covered or garage parking matters to you, confirm availability for your move in date.

Has Muir Lake changed management companies?

Yes, multiple times. Original developer Larry Peel, then Regency, now Avita Management. Long term residents note service quality shifts with each transition. Reviews under Avita are mixed.

The Bottom Line

Muir Lake has two things that are genuinely hard to find in the Cedar Park apartment market: a lakeside setting with direct trail access, and 2BR floor plans that reach 1,700 sqft. The current concession brings the entry 1BR net effective under $1,000/month, which undercuts newer builds in the same corridor by $200 to $300/month. Those are real advantages.

The trade off is equally real. Ratings of 3.7, 2.2, and 1.8 across 323 reviews on five platforms paint a consistent picture: maintenance delays, management instability, and amenity deterioration. The property is 12 years old and showing it in ways that depend heavily on how much the management company invests in upkeep.

This community makes sense if you prioritize square footage and the lake setting over new construction finishes, you’re comfortable with a management company that’s still finding its footing, you want Round Rock ISD zoning in the Avery Ranch corridor, or you’re taking advantage of the concession for a single lease term before reassessing.

This community doesn’t make sense if fast and reliable maintenance is non negotiable for you, you expect the amenity condition to match the “luxury” marketing, you need functioning security infrastructure, or you’re planning to stay multiple years and want predictable renewal pricing.

Our take: The lake, the trail, the trees, the 1,700 sqft floor plans. Those are real, and you won’t find them at the newer communities half a mile away. Muir Lake’s setting does a lot of heavy lifting. But the operation behind that setting isn’t matching the standard those features deserve. If you go in knowing what you’re getting and what you’re not, it can be a solid value play for a single lease term. If you expect the daily experience to match the marketing photos, you’ll be disappointed.
