Lakeline Villas sits on the west side of South Lakeline Blvd, about a mile south of the Lakeline and Cypress Creek Rd intersection. One of the reasons we send clients to this stretch of Lakeline is that daily errands are short trips. Randalls is half a mile away, Sprouts Farmers Market 0.6 miles, and H-E-B Plus! at 14028 N US 183 about 1.1 miles south. H Mart is 1.4 miles out for Asian grocery.

For food and coffee you can actually walk to: Sunset Bar & Grill, Summer Moon Coffee, Ho’s Kitchen, and Popeyes are all within 0.4 miles. The 1890 Ranch shopping center (Target, Ross, multiple restaurants) sits about 2 miles northwest on Whitestone Blvd.

The Lakeline MetroRail station is roughly 1.4 miles southeast, giving commuters a rail option into downtown Austin. The Red Line runs limited hours, though, and headways can stretch past 30 minutes during off peak times. It works as a supplement to driving, not a replacement. If outdoor access matters to you, Brushy Creek Regional Trail is about 2 miles east and connects to a broader network for running, cycling, and walking. Elizabeth Milburn Park is roughly 2.5 miles northwest.

The 183 North Express Lanes opened in early 2026, cutting some of the worst congestion on the southbound commute toward the Domain and MoPac. Lakeline Blvd itself still backs up during morning and evening rush. Multiple reviews mention that turning left out of the complex onto Lakeline can be rough during peak hours. Neighborhood Vibe

South Lakeline Blvd is one of the densest apartment corridors in Cedar Park. Within a mile of Lakeline Villas, there are at least 12 other communities. That concentration keeps pricing competitive, but it also means the area feels apartment heavy rather than residential. Communities along the Ridgeline Blvd corridor sit less than a mile east with newer construction at higher price points. We’d describe this area as functional rather than charming. Access to 183 and 620 is quick, grocery and retail are close, and Leander ISD schools are nearby. Not walkable the way Whitestone or the Domain might be, but it puts most daily needs within a short drive.

Concessions here are unit specific. What we’re seeing right now across listing sites (as of June 2026): different units carry different specials. Some offer up to 6 weeks free, some up to 1 month free, and others $500 off the first month. All require a 12 month minimum lease.

Using the strongest available concession (6 weeks free on a 12 month lease) applied to a 1BR at $928/month (current Apartments.com base):

Cypress Creek at Lakeline (0.2 miles) recently completed a 2025 renovation and shows pricing starting around $899 with no listed concession. Not every unit gets the 6 week special. Some offer 1 month free (~$851 net effective at $928 base), and others offer $500 off the first month (~$886 net effective). Ask which concession applies to the specific unit you’re considering.
