Markham at Lakeline Apartments Review: 4BR Townhomes, No Concessions, and What 260+ Reviews Tell You (2026)

Markham at Lakeline is one of the few communities in the Lakeline corridor offering 3 and 4 bedroom townhome layouts with attached garages, starting at $1,089/month for a 1BR. It sits in Round Rock ISD (McNeil High School), requires 3x income, and is currently running zero concessions in a market where most competitors are offering 1 to 3 months free. For renters who need the space and the school zone, the options are limited. For everyone else, the lack of a concession changes the value equation.

A Class A Property Entering Its Second Decade

Markham at Lakeline was built in 2014. Twelve years old now, and right at the point where a Class A property starts showing its age in ways that don’t appear in listing photos. The granite countertops and stainless appliances are still there. The garages still work. But the finishes aren’t fresh, and the wear shows in common areas and unit interiors.

We track pricing and screening across 60+ communities in the Cedar Park and Lakeline corridor. Markham keeps showing up in our client searches for one specific reason: it’s one of the only properties in this area where you can get a 3BR or 4BR apartment with an attached garage and stay in Round Rock ISD. That combination is hard to replicate.

But the pricing tells a different story than it did a few years ago. At $1,089 for a 1BR up to $3,500+ for a 4BR depending on the unit, Markham carries Class A pricing. Newer communities a quarter mile away are offering months of free rent. Markham is not. What you pay here versus what you’d effectively pay at a competing property after concessions is the central question of this review.

Google Rating 4.6 stars, 84 reviews
ApartmentRatings 4.2 stars, 111 reviews (83 verified)

A couple things stand out here. The Google rating looks strong at 4.6, but that’s the new profile. This property was previously called “The M at Lakeline” under CAF Management, and the older Google listing carried a lower rating across 170+ reviews. When BSR REIT rebranded it, the review clock effectively reset. The ApartmentRatings profile still shows the longer history at 4.2 across 111 reviews. Both profiles are worth reading before you decide.

The “no weight limit” pet policy is rare for this corridor. Most communities nearby cap at 50 to 100 lbs, so if you have a bigger breed, your options just expanded. Pet fees have increased under BSR REIT. The old “M at Lakeline” listing showed $200 deposits and $20/month rent per pet. Current rates are $300 deposits and $25/month. Worth knowing, but the open weight policy matters more than the fee increase for most renters in that situation. And the lack of any concession is still the outlier that defines this property’s current position in the market.

Best For

You need a 3BR or 4BR townhome layout near Lakeline Mall. Markham is one of the only communities in this stretch that offers 3BR and 4BR units with attached garages. The 4BR/3BA townhomes at 1,910 square feet start around $2,362. Finding that floor plan size in the Lakeline corridor without going to a single family rental is difficult. If bedroom count is your first filter, Markham makes a short list.

You want Round Rock ISD and specifically McNeil High School. This community feeds into Anderson Mill Elementary, Pearson Ranch Middle School, and McNeil High School. Renters who need RRISD zoning in the Lakeline area have fewer apartment options than those looking at Leander ISD. That school zone narrows the search, and Markham clears it.

You have a large dog and don’t want weight restrictions. No weight limit and no breed restrictions with a 2 pet maximum. The $25/month pet rent and $300 deposit plus $300 nonrefundable fee are within the normal Cedar Park range. The property also has a dog park and walking trails on site.

You want an attached garage without paying extra at most floor plans. The majority of Markham’s townhome layouts include an attached garage at no additional monthly cost. At competing communities, garage parking runs $75 to $150/month on top of rent.

Skip If

You expect a concession in today’s market. Almost every competing community within a mile of Markham is offering 1 to 3 months free right now. The Maris, AMLI Lakeline, Tisdale at Lakeline Station, Everleigh Lakeline, The Asher. All of them are running specials. Markham is not. On a 12 month lease at a comparable 1BR, that difference could mean $100 to $200/month in effective savings at a competitor.

Noise between units is something you can’t tolerate. This is wood frame construction from 2014. Multiple reviews across Google and ApartmentRatings mention hearing neighbors, outdoor noise, and thin walls. If you work from home and take calls regularly, factor this in before signing.

You want brand new finishes and a full amenity upgrade. The Maris opened next door in 2025. Tisdale at Lakeline Station delivered in 2024. The Asher in 2023. All three have updated common areas, larger pools, and the kind of amenity package that a 2014 build can’t match. The pool and fitness center at Markham are functional. They’re not a reason to sign a lease.

You want a locator to negotiate on your behalf. Markham does not pay locator commissions. Our team can still provide guidance, answer screening questions, and help you compare options. But we don’t have the same negotiating position here that we do at communities where we have a direct referral relationship.

Location: What Living on Lakeline Mall Drive Actually Looks Like

What’s Actually Nearby

Markham sits on Lakeline Mall Drive, right next to the mall itself. H-E-B Plus is about a mile south on Lakeline Blvd. Target, Sam’s Club, and Costco are all within a 5 minute drive, which is a real convenience for a renter who doesn’t want to plan a grocery run like a road trip. For dining, Pluckers Wing Bar on Lake Creek Parkway is under 2 miles. Torchy’s Tacos, Pho Saigon, and a handful of fast casual spots along 183 and FM 620 are all close.

The Capital Metro Lakeline Station is roughly half a mile east. That’s a meaningful advantage for commuters riding MetroRail to downtown Austin. If you’re comparing apartment options in the Lakeline corridor, transit proximity is one of Markham’s real strengths.

For green space, Lakeline Park opened its first 100 acre phase nearby in 2023 with a 2.5 mile loop trail, kayak rentals, and athletic fields. We bring this park up with every renter looking at the Lakeline corridor because before it opened, this area didn’t have a large green space nearby.

Commute Math

Destination Distance Off Peak Rush Hour Notes
The Domain ~5 mi 10 min 15 to 20 min Via 183 south
Downtown Austin ~18 mi 22 min 35 to 50 min Via 183/MoPac or MetroRail
Apple (N Austin) ~8 mi 12 min 20 min Via 183/45
Round Rock (Dell) ~12 mi 15 min 25 min Via 183A/45
Cedar Park Town Center ~4 mi 8 min 10 min Via Lakeline Blvd
Austin Bergstrom Airport ~28 mi 30 min 45 to 60 min Via 183/71

The 183 corridor handles north/south commutes well outside of rush hour. During peak times, the stretch between Lakeline and the Domain gets congested. The 183A toll road is the faster alternative if you’re heading toward Round Rock or Leander. Rates vary by segment and payment method. Check mobilityauthority.com for current pricing.

School Zone Detail

Markham is zoned to Round Rock ISD, not Leander ISD. This matters, and listing sites don’t flag it. Many renters assume anything near Lakeline Mall is Leander ISD. It’s not. The specific schools are Anderson Mill Elementary, Pearson Ranch Middle School, and McNeil High School. Verify attendance zones directly through the Round Rock ISD boundary tool before making a school based decision.

Neighborhood Vibe

Lakeline Mall Drive is a commercial corridor. This is not a quiet residential street. You’re next to a mall, surrounded by retail traffic, and the road stays busy during business hours and on weekends. Some residents love being able to walk to Target or grab dinner without driving. Others want a buffer between their front door and a parking lot. We’d suggest driving by on a Saturday afternoon before you commit.

All floor plans include washer/dryer connections. Most townhome layouts include an attached garage. The A1 flat also includes a garage option. The A2 and B3 flats do not.

Net Effective Rent: There Isn’t One

This is where Markham diverges from nearly every other community in the Lakeline corridor. There is no concession. No months free. No move in special. The rent you see is the rent you pay.

To put that in context, here’s what the math looks like at Markham versus a nearby competitor offering 2 months free on a 12 month lease:

Markham at Lakeline (1BR A2, no concession): $1,089/month x 12 months = $13,068/year. Net effective: $1,089/month.

Hypothetical competitor (1BR at $1,250 base, 2 months free on 12 month lease): $1,250 x 10 paying months = $12,500 total ÷ 12 months = $1,042/month net effective.

In this example, Markham’s 1BR costs $47/month more than a competitor charging a higher base rent. Over 12 months, that’s $564. That math changes depending on which competitor and which floor plan, but the pattern holds: the absence of a concession here puts Markham at a disadvantage on effective monthly cost, even against communities with higher listed rents.

Screening Criteria

Income Requirements

Markham requires 3x monthly rent, which is the standard across most Cedar Park area communities.

Floor Plan Base Rent Monthly Income (3x) Annual Income Hourly Wage (40 hrs)
1BR (A2) $1,089 $3,267 $39,204 $18.85
2BR (B1) $1,649 $4,947 $59,364 $28.54
3BR (C1) $2,290 $6,870 $82,440 $39.63
4BR (D1) $2,362 $7,086 $85,032 $40.88

For the 4BR, that $85,032 annual income threshold narrows the pool fast. A household earning below that won’t qualify regardless of credit history or rental background.

Credit Expectations

Markham doesn’t publish a credit score minimum. The deposit structure is credit based, starting at $750 and going up from there. The Sure Deposit program offers an alternative for renters who qualify, so it’s worth asking about during the application conversation.

From the renters we’ve worked with at communities with similar screening:

  • 700+: Smooth approval, minimum deposit
  • 620 to 699: Likely approved with higher deposit
  • Below 620: May face denial or a deposit well above the $750 minimum

What Gets You Denied

Based on what we know about how A class communities in this corridor screen:

  • Insufficient income documentation (paystubs, bank statements, or employment verification that doesn’t clear 3x)
  • Recent eviction history (typical lookback is 3 to 5 years for A class communities)
  • Outstanding balances owed to previous apartment communities
  • Certain criminal background results
  • Insufficient or no rental history without a cosigner

The $75 application fee is nonrefundable. We always tell renters to have their documentation lined up before applying so that $75 doesn’t go to waste.

Application Process

  1. Submit application online with $75 fee per applicant
  2. Provide income documentation, ID, and rental history
  3. Background and credit screening (typically 24 to 72 hours)
  4. If approved, sign lease and pay deposit plus admin fee

Not sure whether you’ll qualify? We can check before you apply. We know the screening standards at communities across the Cedar Park area and can tell you whether Markham is realistic for your situation before you spend $75 to find out. No cost to you. Call us at 512-520-0311.

Resident Reviews Decoded

This property has review history across multiple platforms and under two names. The current “Markham at Lakeline” Google profile shows 84 reviews at 4.6 stars. But that’s only part of the picture. The older “The M at Lakeline” Google listing collected 170+ reviews at a lower rating before the rebrand. ApartmentRatings has 111 reviews (83 verified) at 4.2 stars, and the old Yelp profile has another 71.

We read through all of them. Individual complaints aren’t useful on their own. Repeated themes are.

What Residents Consistently Praise

The leasing staff gets named by name, which is always a good sign. Michelle, Ashya, and Stacy are mentioned across multiple recent Google reviews as friendly and responsive. On the maintenance side, Carlos Primera and Richard Salazar receive specific praise across at least 5 to 6 reviews, particularly from Spanish speaking residents who describe them as respectful and thorough.

Resident events get consistent positive mentions too. Father’s Day events, holiday gatherings, and community activities appear in multiple reviews from the past year. For a 374 unit community, that kind of programming tells you the on site team is putting in effort beyond the basics.

The spacious townhome layouts and attached garages are a recurring strength. Several reviewers specifically call out the 2 story floor plans as a differentiator that brought them to Markham over other options.

What Residents Consistently Criticize

Noise between units appears across multiple platforms. The 2014 wood frame construction means thinner walls than what you’d get in newer concrete or steel buildings along the Lakeline corridor. At least one ForRent reviewer described the walls as so thin you can hear neighbors and people outside. If you work from home or value quiet evenings, ask about this specifically when you tour. Spend a few minutes listening in the hallway.

Move out charges are a sore point. At least 3 reviewers describe disputes over deposit deductions. One former resident said a $200 charge went to collections without any notice. Another (Tyler Padgett) says management ignored the apartment evaluation form and billed for preexisting damage. BSR REIT’s responses redirect these complaints to a customer service email, which tells you the resolution process runs through corporate, not the on site office.

One detailed Google review from Jenn Dureja flags patterns in how positive reviews cluster around specific timeframes, raising questions about the timing and authenticity of some feedback. We can’t verify that claim, but we’d recommend reading the full review thread and drawing your own conclusions.

Management Response Patterns

BSR REIT responds to nearly every Google review. The responses follow a template. Positive reviews get a version of “Thank you for your positive review, [Name]! We’re happy to hear…” and negative reviews get redirected to customerservice@bsrreit.com. That tells us the response system runs at the corporate level, not through the on site team.

BSR REIT is a Canadian real estate investment trust. Some residents note that the management feels disconnected from the property’s day to day operations. The on site staff (Michelle, Ashya, Stacy) receive strong personal reviews, but the corporate layer above them gets more mixed feedback.

The Uncomfortable Truth

This is the part of the review that listing sites will never write. We’re not trying to talk you out of this community. We’re making sure you know what you’re signing up for. If these trade offs don’t bother you, Markham might be a strong fit. If they do, we can point you to alternatives.

You’re Paying Full Price in a Discount Market

As of Spring 2026, The Maris next door is offering concessions. AMLI Lakeline, Tisdale at Lakeline Station, Everleigh Lakeline, and The Asher are all running specials. Most of these communities are newer, and several are offering 1 to 3 months free. Markham is running nothing. On a 12 month lease, that means you could save $1,000 to $3,000 at a competing property with a comparable or better product. The rents at Markham aren’t unreasonable in a vacuum, but the corridor context makes them harder to justify unless the floor plan or school zone is something you can’t find elsewhere.

The Walls Are Thin and You Will Hear Your Neighbors

Wood frame construction from 2014. This isn’t a surprise for the build era. But the reviews confirm what the construction type predicts: sound travels between units. Multiple reviewers mention it. If you’re a remote worker on video calls five days a week, this affects your daily life in ways that a tour won’t reveal. There are newer communities along the same corridor with better sound insulation, and we’re happy to walk you through those if noise is a dealbreaker.

Move Out Disputes Follow a Pattern

Three separate reviewers across different platforms describe disputes over security deposit deductions and move out charges. One reported charges sent to collections without notification. Another says the apartment evaluation form was ignored. BSR REIT’s response pattern for these situations is to redirect to a corporate email address. Our advice: if you move in here, document your unit’s condition thoroughly on day one. Photograph everything. Keep copies. That protects you regardless of how move out is handled.

FAQ

Does Markham at Lakeline allow pets?

Yes. Dogs and cats are welcome with a 2 pet maximum, no weight limit, and no breed restrictions. Expect a $300 deposit, $300 nonrefundable fee, and $25/month per pet in additional rent. The community has a dog park on site.

What school district is Markham at Lakeline in?

Round Rock ISD. The specific schools are Anderson Mill Elementary, Pearson Ranch Middle School, and McNeil High School. This is not Leander ISD, which is a common assumption for the Lakeline area.

Does Markham at Lakeline offer move in specials?

No. As of Spring 2026, Markham is not running any concessions or specials. This is unusual for the corridor, where most competitors are offering 1 to 3 months free.

What is the income requirement at Markham at Lakeline?

3x monthly rent. For the lowest 1BR at $1,089, you need $3,267/month in gross income. For the 4BR at $2,362, you need $7,086/month.

How much is the security deposit at Markham at Lakeline?

It starts at $750 and varies based on credit. The property participates in the Sure Deposit program, which may reduce the upfront cash requirement depending on your credit profile.

Is Markham at Lakeline good for commuting to the Domain?

Yes. The Domain is roughly 5 miles south via 183. Off peak, that’s about 10 minutes. During rush hour, expect 15 to 20 minutes. The Capital Metro Lakeline Station is also about half a mile east if you prefer rail commuting to downtown Austin.

What are the biggest complaints about Markham at Lakeline?

Noise between units (wood frame construction), move out charge disputes, and thin walls are the most consistent negative themes across reviews. The lack of concessions compared to nearby competitors is also a factor for cost conscious renters.

Does Markham at Lakeline have 4 bedroom apartments?

Yes. The D1 floor plan is a 4BR/3BA townhome with 1,910 square feet and an attached garage. It’s one of the few communities in the Lakeline corridor that offers 4BR layouts.

Does Markham at Lakeline accept Section 8 vouchers?

The property listing does not indicate Section 8 acceptance. Call the leasing office directly at (512) 634-8859 to confirm current voucher policies before applying.

When was Markham at Lakeline built?

The property has not undergone a major renovation since 2014. It was previously known as “The M at Lakeline” under CAF Management before BSR REIT acquired it and rebranded it to Markham at Lakeline. The name change also reset the Google review profile, which is why the current listing shows fewer reviews than the property’s actual history would suggest.

The Bottom Line: Is Markham at Lakeline Worth It?

Markham at Lakeline offers something that’s genuinely hard to find in the Lakeline corridor: 3 and 4 bedroom townhome layouts with attached garages in Round Rock ISD. The 1,910 sqft 4BR is a floor plan that simply doesn’t exist at most nearby communities. The on site staff earns real praise from residents, and the pet policy is more flexible than most competitors.

The trade off is clear. You’re paying full price at a 12 year old property while newer communities a few hundred yards away are offering months of free rent. The walls are thin. The amenity package won’t compete with anything built after 2020. And BSR REIT’s corporate management style creates friction points around move out that multiple residents have documented.

This community makes sense if:

  • You need 3 or 4 bedrooms with an attached garage and can’t find that elsewhere in the corridor
  • Round Rock ISD (McNeil HS) is a requirement, not a preference
  • You have a large dog and need a no weight limit pet policy
  • You value on site staff quality over amenity flash

This community doesn’t make sense if:

  • You can find your floor plan size at a competing community that’s offering a concession
  • Noise between units is a dealbreaker, especially for remote work
  • You want the newest finishes and common areas the corridor has to offer
  • Getting the lowest possible effective monthly rent is your priority

Markham works for a narrow set of circumstances, and it works well for those renters. For everyone else, the corridor has newer, more competitively priced options that deserve a look.
