Whitestone Crossing Apartments Review: Townhome Layouts, Section 8 Accepted, and What 77 Google Reviews Reveal (2026)

Whitestone Crossing has a 3.4 on Google across 77 reviews. For a community built in 2020, that’s low. And when you read through the reviews, one theme keeps showing up: at least 4 of the negative reviews specifically mention deposit refund issues, including one resident who described waiting months with no resolution. That’s not a random complaint. It’s a pattern.

We track pricing, screening criteria, and resident feedback at more than 60 communities across the Cedar Park area. Whitestone Crossing sits in one of the more visible spots along Whitestone Blvd, right next to Mariposa at Cedar Park and half a mile from Cedar Park Crossing shopping. The location is solid. The question is whether the property’s operational side matches the address.

This review covers the real costs after fees, whether you’ll pass screening, and what the review patterns tell you about daily life here. None of that shows up on Apartments.com or Zillow.

Those two numbers tell different stories. ApartmentRatings is a smaller, self selected pool of actual residents. We weight the Google data more heavily because the sample is larger and the complaints are more detailed.

Best For / Skip If

Best For

  • If you have a Section 8 voucher. Whitestone Crossing is one of a limited number of Cedar Park communities that accept housing choice vouchers. Few properties in this corridor take vouchers at all, and even fewer offer newer construction with in unit washer/dryer. This one does both.
  • If you want a townhome style layout with a private yard. Several of the 2BR/2.5BA floor plans include yards and two story configurations. Most Cedar Park apartment communities offer balconies or patios. An actual yard with 1,150 square feet of living space at $1,550 before the concession is a different category of housing.
  • If your budget is under $1,000 for a 1BR and you need newer construction. The 660 square foot 1BR starts at $995 before the concession. After the current deal (1 to 2 months free depending on the offer you negotiate), the net effective drops to somewhere between $829 and $912. There are cheaper 1BRs in Cedar Park, but most of them are in communities built 15 to 25 years ago.

Skip If

  • If deposit refund reliability is a dealbreaker. Multiple Google reviews mention difficulty getting deposits returned after move out. This is the most consistent negative pattern in the review data. If protecting your deposit is a priority, ask the leasing office about their move out inspection process and refund timeline before signing.
  • If you need 3 bedrooms. Whitestone Crossing only offers 1BR and 2BR floor plans. The largest unit is 1,150 square feet. For 3BR options near this corridor, Vera Cedar Park at 805 C-Bar Ranch Trail (starting around $2,877 for a 3BR), Tuckaway at 1700 Bagdad Rd, and Arboleda at 900 Discovery Blvd all have 3BR floor plans within about a mile of here.
  • If consistent gate access matters to you. Five Google reviews mention gate issues, including gates being open or broken. The community markets itself as gated, but the reviews suggest the gates don’t always function as advertised.
  • If you’ve had negative experiences with management responsiveness. Several reviews mention slow or incomplete maintenance responses. One resident reported a water leak that was marked “fixed” without anyone actually visiting the unit.

Location

What’s Actually Nearby

Whitestone Crossing sits on Whitestone Blvd (FM 1431), one of Cedar Park’s main commercial corridors. Grocery, dining, and retail are all within a few minutes by car. For a 120 unit community, the retail access from this address is strong compared to properties further north on Ridgeline or Bagdad Road.

The closest grocery is H-E-B at 170 E Whitestone Blvd, roughly a mile east. Three minute drive. Cedar Park Crossing shopping center is about half a mile east, and LA Fitness at 825 W Whitestone Blvd is less than a mile west. For a larger grocery run, the Lakeline H-E-B Plus! at 14028 N US 183 is about 3 miles south, and the Walmart Supercenter at 2801 E Whitestone Blvd is about 3 miles east near the Parmer Lane intersection.

Torchy’s Tacos (1468 E Whitestone Blvd, fast casual Tex Mex) and Pluckers Wing Bar (1335 E Whitestone Blvd, wings and sports bar) are both about 1.5 miles east, across from the 1890 Ranch shopping area. Mariposa at Cedar Park, a 55+ senior community, sits directly next door at 1301 W Whitestone Blvd.

Cedar Park Regional Medical Center is about 2.7 miles away, roughly a 5 minute drive.

Commute Math

Destination Off Peak Rush Hour
The Domain (shopping/employment) 18 min 25 to 35 min
Downtown Austin 30 min 45 to 60 min
Apple/Meta campus (N Parmer) 20 min 30 to 40 min
Austin Bergstrom Airport 40 min 55 to 70 min
Round Rock (Dell/Samsung corridor) 20 min 25 to 35 min
Lakeline MetroRail Station 8 min 10 min

Lakeline MetroRail Station is about 3.5 miles south. About an 8 minute drive. For renters who commute to downtown Austin, the MetroRail avoids I-35 traffic entirely, which is reason enough for some people to choose it over driving. Heading west on Whitestone gets you to the 183A toll road entrance, a faster route south toward the Domain and North Austin. The 183A toll costs $1.50 to $4.00 per trip depending on the segment.

Neighborhood Context

Whitestone Blvd is commercial and busy. Traffic picks up during morning and evening rush, and road noise is noticeable from the property. Several reviewers mention it. If quiet matters to you, ask about units positioned toward the interior of the community rather than the boulevard side.

You’ll need a car. Walk Score sits at 28 to 30, which is typical for Cedar Park. But grocery, restaurants, and the main retail corridors are all reachable in 5 to 10 minutes by car, so the car dependence isn’t as limiting as it sounds on paper.

Rents based on live pricing data as of Spring 2026. Net effective calculated at both 1 month and 2 months free on a 12 month lease. Verify current concession directly.

Net Effective Rent: The Math

Start with the most common search: a 1BR. The 660 square foot unit lists at $995/month.

The concession on this property is worth a closer look because our sources don’t agree. The locator database shows 1 month free on a 12 month lease. But the property’s own listing on ApartmentList and multiple Redfin results advertise 2 months free. A Google reviewer who signed in December 2025 confirmed getting 2 months free at that time. Big difference. The concession you actually get may depend on when you apply and how you negotiate.

Only base rent is discounted during free months. Mandatory monthly fees (trash, pest, water) are still charged every month.

Scenario A: 1 month free (locator database)

  • Base rent: $995/month
  • Free months: 1 of 12
  • Total base rent paid: $995 × 11 = $10,945
  • Net effective: $10,945 ÷ 12 = $912/month

Scenario B: 2 months free (ApartmentList/Redfin listing)

  • Base rent: $995/month
  • Free months: 2 of 12
  • Total base rent paid: $995 × 10 = $9,950
  • Net effective: $9,950 ÷ 12 = $829/month

That’s an $83/month difference between the two scenarios. At $829 net effective for a 1BR with in unit washer/dryer in a newer build, this would be one of the lowest net effective rents in the corridor for post 2018 construction. Bexley at Whitestone, about half a mile away, starts its 1BRs at $1,014 with no current concession and a 2014 build year.

Confirm the actual concession with the leasing office before applying. We can verify this for you.

Fee Breakdown

Required Fees (everyone pays these):

Fee Amount
Application fee $50 per applicant (nonrefundable)
Admin fee $150
Security deposit Varies (some sources list $500)

Optional Fees:

Fee Amount
Covered parking $40/month
Pet fee (nonrefundable) $400 per pet
Pet rent $25/month per pet

Both fees are on the lower end for Cedar Park. Many newer communities charge $75 or more for applications and $200 to $400 for admin fees. Pet rent at $25/month is standard for this market.

True Monthly Cost: A Real Scenario

A renter signing a 12 month lease on the 660 sq ft 1BR with one dog and covered parking:

  • Net effective rent: $829 to $912 (depends on concession)
  • Pet rent: $25
  • Covered parking: $40
  • Estimated true monthly cost: ~$894 to $977/month

Move in costs (first month):

  • First month’s rent: $995 (or $0 if the free month is applied first)
  • Admin fee: $150
  • Security deposit: ~$500
  • Pet nonrefundable fee: $400
  • Estimated move in total: $1,050 to $2,045 depending on how the free month is applied

Ask the leasing office whether the free month applies to the first month or is spread across the lease. The answer changes your move in costs by hundreds of dollars.

Screening Criteria

Income Requirements

Whitestone Crossing requires 3x monthly rent in gross household income. Standard for Cedar Park. Nothing unusual there.

Unit Base Rent Monthly Income Needed (3x) Annual Income Hourly Wage (40 hrs)
1BR 660 sqft $995 $2,985 $35,820 $17.22
1BR 687 sqft $1,050 $3,150 $37,800 $18.17
2BR/1BA 853 sqft $1,245 $3,735 $44,820 $21.55
1BR/1.5BA 1,024 sqft $1,395 $4,185 $50,220 $24.14
2BR/2.5BA 1,150 sqft $1,550 $4,650 $55,800 $26.83

The 1BR at $995 requires $2,985/month in gross household income. For a single earner, that’s about $17.22/hour at full time. The median renter household income in Cedar Park is roughly $67,700/year, which means most renter households in the area can qualify for any unit here.

Credit Expectations

Whitestone Crossing doesn’t publicly post a credit minimum. That’s not uncommon. Based on the property’s Class A designation and 3x income requirement, we’d expect the screening process to evaluate credit alongside income and rental history.

What we typically see at communities in this tier:

  • 620+ credit: Smooth approval with standard deposit
  • 580 to 619: Conditional approval possible with a higher deposit
  • Below 580: Likely denial or requirement for a cosigner

The property accepts Section 8 vouchers, which means the screening process accounts for voucher income. If you’re a voucher holder, we can help confirm current availability and walk you through any additional documentation the leasing office requires.

What Gets You Denied

Based on standard screening for this property class and what we know about IKON/Avita managed communities:

  • Eviction history within the past 3 to 5 years
  • Outstanding property debt from a previous apartment
  • Felony conviction (lookback period varies)
  • Insufficient income documentation
  • Negative rental references from a prior landlord

Application Process

Four steps. Straightforward.

  1. Apply online or in person. $50 application fee per applicant (nonrefundable).
  2. Screening runs. Typically 24 to 72 hours for credit, income, background, and rental history.
  3. Approval or denial. If approved, you’ll receive lease terms and a move in cost breakdown.
  4. Sign and pay. Admin fee ($150) and security deposit due at lease signing.

Not Sure If You’ll Qualify?

We can check before you apply. We know the screening standards at this community and can tell you whether it’s realistic for your situation before you spend $50 on an application fee. No cost to you.

Resident Reviews Decoded

We read through 77 Google reviews and 14 ApartmentRatings reviews to find the patterns that matter. One bad review can be an outlier. Repeated themes tell you what to expect.

Review Pattern Analysis

Theme Mentions Trend Source
Helpful/friendly staff 15+ Steady Google
Deposit refund problems 4+ Consistent over time Google
Gate issues (broken/open) 5 Steady Google
Maintenance response 3+ Mixed Google, AR (3/5 survey)
Noise issues 3/5 survey score Below average AR survey, Google
Mold concerns 2+ Isolated but serious Google
Cleanliness/grounds 5/5 survey score Strong AR survey, Google
Safety concerns 3/5 survey score Below average AR survey, Google

ApartmentRatings runs detailed category surveys beyond the overall 4.6 rating. Grounds scored 5/5 and the neighborhood scored 5/5. But maintenance, noise, and safety all scored 3/5, which ApartmentRatings categorizes as “below average.” That gap between how the property looks and how it functions day to day is the central tension in the review data.

What Residents Like

Staff gets the most consistent praise. Fifteen Google reviews specifically mention helpful or friendly staff, and Marissa gets called out by name for going above and beyond during tours. That kind of name recognition is worth noting. The front desk and leasing team receive positive mentions across multiple review periods, and one recent reviewer from January 2026 specifically thanked the staff for “helping me get in with as few headaches as possible.”

Grounds score 5 out of 5 on ApartmentRatings. Residents mention clean surroundings and the gated community layout as positives too.

What Residents Criticize

Deposit refund issues are the most consistent negative theme. Loretta left two separate reviews describing a $500 deposit that wasn’t returned after she didn’t get the apartment. Laura waited over two years without seeing a deposit returned across three different units at this property. Samantha described unexpected charges added to her rent after she gave notice she wouldn’t renew. Three different people. Same category of complaint.

Maintenance response is mixed. One resident reported a water leak marked as “fixed” without anyone visiting the unit. ApartmentRatings’ maintenance score sits at 3 out of 5, below average.

Two reviews mention mold. One resident hired a professional testing company and reported that management refused to let them test the unit. If that’s accurate, it raises a real question about how the property handles environmental concerns. We can’t verify the claim from a review alone, but it’s worth asking about directly if mold is a concern for you.

Management Response Patterns

IKON/Avita does respond to negative Google reviews. That puts them ahead of communities that don’t respond at all. But the responses follow a template: “we’re sorry to hear about your experience” followed by a contact email. Not personalized. One response directed a resident to mmartinez1@avita.pm for resolution.

We see the same template approach across a lot of the management companies we work with in this area. It signals that the replies are a corporate checkbox rather than a genuine public effort to resolve problems.

The Uncomfortable Truth

No listing site will write this section.

The Deposit Refund Pattern Is Real

This isn’t one angry reviewer. At least four Google reviews across different time periods describe difficulty getting deposits back. Application deposits. Security deposits. The complaints are specific. One resident described a staff member who “stalled” the process. Another waited over two years.

If you move here, document everything at move in with photos and video, and get the move out inspection process in writing before you sign. That protects you regardless of which management company is running the property when you leave.

Management Has Changed Hands

Whitestone Crossing’s Yelp listing still references “ResProp” as the management company. The property is now under IKON Management with Avita handling operations. We see this with properties across our service area: when management changes, the new team inherits the building but not always the staff, the processes, or the knowledge of how things were handled before. Some of the older negative reviews may reflect the previous management. But the deposit complaints span both eras, which means the issue isn’t tied to a single management company.

The Gates Don’t Always Work

Five reviews mention gate problems. For a community that markets gated access as an amenity, this is a pattern worth flagging. Broken or open gates affect the security expectation you’re paying for. ApartmentRatings’ safety survey scored this property 3/5, which is below average. If gated access is part of why you’re choosing this community, ask the leasing office about current gate maintenance and how quickly issues get resolved.

Short Term Rental Activity Is Happening on Site

We found an active Airbnb/vacation rental listing on Expedia advertising a unit at Whitestone Crossing as a short term rental. One Google reviewer complained about an Airbnb experience at the property, and management responded that they “do not operate any Airbnb in Whitestone.” That suggests residents may be subletting units without management’s knowledge or approval. For you, that could mean rotating neighbors in some units, noise from short term guests, and a management team that may not have full visibility into who’s living on the property.

Frequently Asked Questions

Does Whitestone Crossing accept Section 8 vouchers?

Yes. Whitestone Crossing is one of a limited number of communities in the Cedar Park area that accepts housing choice vouchers. Contact the leasing office at (737) 281-2414 to confirm current availability, or call us at 512-520-0311 and we’ll check for you.

What is the current move in special at Whitestone Crossing?

Sources differ. The locator database shows 1 month free on a 12 month lease. ApartmentList and Redfin both advertise 2 months free. A resident who signed in December 2025 confirmed getting 2 months free. At 2 months free, a $995 1BR drops to an $829 net effective. Call 512-520-0311 and we’ll verify the current offer for you.

What school district is Whitestone Crossing in?

Leander ISD. The specific attendance zone schools are Lois F Giddens Elementary, Running Brushy Middle School, and Leander High School. Always verify attendance zones directly with Leander ISD before making a housing decision based on school assignments.

Does Whitestone Crossing have in unit washer and dryer?

Yes. Most floor plans include full size, supplied washer and dryer units. Some floor plans offer connections instead of supplied units. We can confirm which floor plans have supplied machines before you tour.

Is Whitestone Crossing a gated community?

The property has access gates, but multiple resident reviews report the gates being broken or left open. The gated designation is accurate on paper. In practice, gate reliability has been inconsistent based on review feedback.

How much is pet rent at Whitestone Crossing?

$25/month per pet with a $400 nonrefundable pet fee. There’s no weight limit, but breed restrictions apply and pet screening is required. Dogs and cats are both allowed.

What is the lease minimum at Whitestone Crossing?

The minimum lease term is 6 months, though the current concession requires a 12 month lease to qualify. Locator bonuses are also tied to the 12 month term.

Is there parking at Whitestone Crossing?

Surface lot parking is included. Covered parking is available for $40/month. Garage spaces and reserved spots are also options. Ask the leasing office about current availability for covered and reserved parking.

The Bottom Line

Whitestone Crossing has real strengths. Location on Whitestone Blvd puts you near H-E-B, restaurants, and the medical center. A 1BR net effective at $829 to $912 with in unit washer/dryer in a 2020 build is competitive pricing for this corridor. The townhome style 2BR/2.5BA floor plans with private yards are a genuine differentiator. You won’t find that at most Cedar Park apartment communities. And the Section 8 acceptance opens the door for voucher holders who have very few newer construction options in this area.

Where it falls short is the operational side. A 3.4 Google rating, recurring deposit refund complaints, gate reliability issues, and a management transition all point to a property where the building is better than the track record of the people running it.

This property makes sense if:

  • You hold a Section 8 voucher and want newer construction in Cedar Park
  • You want a townhome layout with a yard and can’t find that elsewhere in this price range
  • You need a 1BR under $1,000 with in unit laundry in a post 2018 build
  • You’re comfortable documenting your move in condition thoroughly

This property doesn’t make sense if:

  • Deposit refund reliability is important to you and you’re not willing to take extra documentation steps
  • You need 3+ bedrooms
  • Consistent gate security is a requirement
  • You’ve had negative experiences with management turnover and want stability

Whitestone Crossing is a property where the bones and the location work. The management side requires you to be an informed, proactive renter. Go in with clear expectations, document everything, and it can work well at a competitive price point.
