Regal Parc Apartments Review: What 243 Google Reviews and the Full Fee Breakdown Tell You (2026)

Built in 1997. Class B. Starting at $1,078 for a 1BR. Based on the numbers alone, you’d expect functional units with dated finishes and average management. But Regal Parc’s 4.1 stars across 243 Google reviews tells a different story. More than 20 of those reviews praise specific staff members by name, and the pattern holds across both Google and ApartmentRatings. A Class B property earning that kind of consistent feedback about its leasing team is worth a closer look.

We track pricing and resident feedback across 60+ communities in the Cedar Park area as licensed Texas Realtors, and Regal Parc keeps landing on our shortlists for renters who want solid square footage at below average prices in the Cypress Creek corridor. The listing sites will show you floor plans and rent ranges. They won’t show you the $52 in mandatory monthly fees on top of base rent, the Phase I vs. Phase II unit quality gap, or the recurring pest complaints that surface across multiple review platforms. This review covers all of it.

A few things worth calling out. The property has operated under at least three names: Cedar Point, then Regal Canyon, and now Regal Parc under Greystar. Some older ApartmentRatings reviews date back to those earlier eras. We weighted recent reviews (2024 to 2026) more heavily here because the management and policies have changed.

On fees: the pet deposit runs $400 with $25/month pet rent. That’s higher than similar Class B communities in the corridor, where deposits typically land between $200 and $300. The security deposit of $450, on the other hand, is reasonable for the area and well below the $1,000+ you’ll see at Class A properties nearby.

Best For / Skip If

Best If You…

  • Need a large 1BR under $1,200/month in the Cypress Creek corridor. The 790 to 827 sq ft 1BR floor plans start at $1,078 base rent, and the current 6 weeks free concession drops the net effective even lower. Good luck finding that combination at a community built in the last 15 years.
  • Want Greystar’s operational consistency at a price that doesn’t require $75,000+ in annual income. A 3x income requirement on a $1,078 1BR means you need $3,234/month ($38,808/year) to qualify. That’s a lower bar than most newer construction in this area.
  • Need to be near Reed Elementary. Regal Parc is literally adjacent to the school, which feeds into Leander ISD. Few communities can match that proximity.
  • Prioritize a responsive leasing team over brand new finishes. Molly, Kimberly, and Edith are named in more than 20 reviews across platforms. That kind of staff recognition is unusual at this price point.

Skip If…

  • Thin walls are a dealbreaker for you. This is 1997 wood frame construction. Multiple reviews mention noise transfer between units, and a reviewer in Phase I described hearing everything through the walls. If sound insulation matters for your work or sleep, this build era won’t deliver it.
  • A clean move out experience is important to you. At least 6 Google reviews and several ApartmentRatings entries specifically complain about unexpected charges at move out, disputed deposit deductions, and fees appearing after the final account statement was issued. This is the most consistent negative theme in the review data.
  • In unit washer and dryer is a must. W/D connections are available in select units only. Not every floor plan includes them, and the availability varies between Phase I and Phase II.
  • Pest issues would seriously affect your comfort. Four reviews mention roaches, and two specifically mention rats in Building 7. Management responds by sending pest control, but the complaints recur.
  • Parking availability matters to your daily routine. Parking has been a recurring complaint in ApartmentRatings reviews spanning multiple years. Residents describe having to park outside the gated complex during peak hours. Covered parking and garages are available for an extra monthly fee, but uncovered spots can be scarce.

Location Deep Dive

What’s Actually Nearby

Regal Parc sits on Cypress Creek Road in central Cedar Park, about a mile east of US 183. When we send renters here, location is rarely the complaint.

Groceries: Randalls is at 1400 Cypress Creek Rd, roughly half a mile east. Sprouts Farmers Market is at 1530 Cypress Creek Rd, about a mile out. For a full service H-E-B Plus!, the Lakeline location at 14028 N US 183 is about 2.5 miles south. You’re not walking to any of these, but the drives are all under 5 minutes.

Dining: The Dig Pub and Summer Moon Coffee are both under 2 miles along the Cypress Creek corridor. Cedar Park Cafe and Farmand’s Kitchen are in the same stretch. For more variety, the 1890 Ranch Shopping Center on Whitestone Blvd (about 3 miles north) has a wider mix of chains and local restaurants.

Schools: Reed Elementary (Leander ISD) is directly adjacent to the property. The area feeds into Cedar Park High School. Leander ISD carries an A+ from Niche and ranks #2 among Austin area school districts. Cedar Park HS holds a Niche grade of A+. See our schools and apartments guide for how zones map to communities. LISD is reviewing boundaries in 2026, so verify your zone through Leander ISD’s boundary finder.

Other: Cedar Park Public Library is within walking distance (multiple residents mention this). Austin Community College’s Cypress Creek campus is under 2 miles away.

Commute Math

Destination Off Peak Rush Hour Route
The Domain 15 min 25 to 30 min US 183 south
Downtown Austin 25 min 40 to 50 min 183 to MoPac or I-35
Round Rock / Dell 15 min 20 to 25 min 183A north to 45
Apple Campus (N Austin) 12 min 20 min US 183 south
Lakeline MetroRail Station 5 min 5 to 8 min Cypress Creek to Lakeline Blvd
Austin Bergstrom Airport 35 min 50 to 60 min 183 to 71 or I-35

The Lakeline MetroRail Station is about 3 miles south. If you work downtown and want to skip the drive, the commuter rail takes about 50 minutes from Lakeline to downtown. Fair warning: service frequency is limited, and there’s no Sunday schedule. Capital Metro Route 214 serves the Cypress Creek corridor. Our Cedar Park commute guide covers the full breakdown.

Neighborhood Vibe

Residential. Established. Not walkable for daily errands, but connected to everything by car in under five minutes. US 183 access is quick, and the 183A toll road (now fully open as the 183 North Express Lanes) cuts commute times to the Domain and MoPac. Traffic on Cypress Creek Road stays manageable outside of school pickup and drop off at Reed Elementary. Like most of Cedar Park, you’ll need a car. But the trade off is that you’re paying Cedar Park prices, not Austin ones.

Pricing and True Cost

Floor Plans

Floor Plan Bed/Bath Sq Ft Base Rent $/Sq Ft Phase
A1 Phase II 1 BR / 1 BA 790 $1,078 $1.36 II
A1 1 BR / 1 BA 827 ~$1,084 $1.31 I
B1 2 BR / 1 BA 947 ~$1,141 $1.20 I
B2 2 BR / 2 BA 957 ~$1,259 $1.32 I
B3 2 BR / 2 BA 991 ~$1,269 $1.28 I
B4 2 BR / 2 BA 1,120 ~$1,339 $1.20 I
B1 Phase II 2 BR / 2 BA 1,098 ~$1,420 $1.29 II
C1 3 BR / 2 BA 1,360 ~$1,706 $1.25 I
C1 Phase II 3 BR / 2 BA 1,361 ~$1,955 $1.44 II

The $/sq ft here runs $1.20 to $1.44. Class A communities along the 183A corridor charge $1.60 to $2.00+ per square foot for units built 15 to 25 years later. So yes, you’re getting more space per dollar at Regal Parc. But the trade off is the construction era and finishes, which we’ll cover in the Uncomfortable Truth section.

Important distinction: Phase I (1997 construction) and Phase II (late 2010s) are priced differently. Phase II units feature stainless steel appliances, updated finishes, and newer systems. Phase I units have white appliances and original fixtures in some cases. We’ve seen renters get surprised by this gap. The property’s own marketing images sometimes show Phase II finishes, and at least one ApartmentRatings review flagged receiving a Phase I unit after seeing Phase II photos online. Ask which phase your specific unit is in before signing.

Net Effective Rent Calculation

The current concession is 6 weeks free on base rent. Here’s how the math works on a 1BR Phase II unit (the most popular floor plan):

  • Base rent: $1,078/month
  • Concession: 6 weeks free = 1.5 months free on a 12 month lease
  • Paying months: 10.5 out of 12
  • Net effective base rent: ($1,078 × 10.5) ÷ 12 = $943/month
  • Monthly savings: $1,078 − $943 = $135/month

A net effective of $943 base rent for a 790 sq ft 1BR in Cedar Park? That’s hard to beat in Leander ISD territory right now. For a broader look at how Cedar Park pricing compares to Austin proper, see our Cedar Park vs. Austin cost comparison.

Fee Breakdown

Required Monthly Fees (everyone pays these):

Fee Amount
Valet Trash (doorstep pickup) $25/month
Damage Waiver Program $15/month
Pest Control $7/month
Trash Admin Fee $3/month
Stormwater/Drainage $2.06/month
Total Fixed Monthly Fees $52.06/month

Water/sewer and electric are billed as third party usage based charges on top of these fixed fees. Budget an additional $75 to $150/month for utilities depending on unit size and usage.

One Time Fees:

Fee Amount
Application Fee $99/applicant (nonrefundable)
Security Deposit $450 (refundable)

Optional Fees:

Fee Amount
Pet Deposit $400/pet
Monthly Pet Rent $25/pet
Covered Parking Contact office
Garage Contact office

True Monthly Cost Scenario

Here’s what a renter actually pays on the most common 1BR:

Line Item Monthly Cost
Net effective base rent (with concession) $943
Mandatory monthly fees $52
Estimated water/sewer/electric ~$100
Total estimated monthly cost ~$1,095

Without the concession, that same unit runs approximately $1,230/month all in. After the 12 month lease term ends and the concession drops off, expect your renewal to reflect the full base rent plus any market adjustments.

Screening Criteria

Income Requirements

Regal Parc requires 3x monthly rent. That’s the standard across most Cedar Park communities. Here’s what it looks like in real numbers:

Floor Plan Base Rent Monthly Income Needed Annual Income Hourly Wage (40 hrs)
1 BR (790 sq ft) $1,078 $3,234 $38,808 $18.66
2 BR / 1 BA (947 sq ft) $1,141 $3,423 $41,076 $19.75
2 BR / 2 BA (1,098 sq ft) $1,420 $4,260 $51,120 $24.58
3 BR (1,360 sq ft) $1,706 $5,118 $61,416 $29.53

Roommates can combine income to meet the threshold. If your income falls short, Greystar’s standard policy allows a guarantor (cosigner) who earns at least 5x the rent.

Credit and Background

Regal Parc doesn’t publish a firm credit score minimum. That’s typical for Greystar managed properties. Based on Greystar’s company wide standards and what we see across their portfolio, here’s the rough picture:

  • 620+ credit score: Likely smooth approval with the standard $450 deposit
  • 580 to 619: Possible approval with conditions (higher deposit or additional documentation)
  • Below 580: Higher chance of denial or requirement for a guarantor

What Will Get You Denied

Based on the screening criteria visible on listing platforms and Greystar’s standard policies:

  • Felony convictions within the last 10 years
  • Evictions or broken leases on your record
  • Inability to verify employment and income
  • Insufficient income (below the 3x threshold without a qualifying guarantor)

The application fee is $99 per applicant and is nonrefundable. Before spending that, it’s worth knowing where you stand. That’s one of the reasons we exist.

The Application Process

  1. Apply: Submit your application online or at the leasing office with the $99 fee, pay stubs, ID, and rental history
  2. Screening: Greystar runs credit, criminal background, and rental history checks (typically 24 to 48 hours per the property’s FAQ)
  3. Decision: Approval, conditional approval (higher deposit or Jetty alternative), or denial
  4. Lease signing: Pay the $450 security deposit (or Jetty alternative) and any applicable pet fees, schedule your move in date

One detail worth knowing early: Regal Parc requires a 60 day written notice before move out. That’s longer than the 30 day notice some communities require, so mark your calendar accordingly when your lease end approaches.

What a Locator Does at This Property

We can prescreen your application profile against Regal Parc’s criteria at no cost to you. If your credit or rental history has flags, we’ll tell you before you spend $99 to find out the hard way. We also track which units are in Phase I vs. Phase II, current concession terms, and whether the specials have changed since listing sites last updated. Our service is always free to renters. The community pays our referral fee.

Resident Reviews Decoded

We pulled reviews from Google (243 reviews, 4.1 stars), ApartmentRatings (134 reviews, 4.1 stars), Yelp (20 reviews), and ModernMsg. Here’s what the combined data across platforms actually tells you.

ApartmentRatings breaks their 4.1 overall into subcategories: Staff earns 4.7 out of 5, Neighborhood 4.9, Safety 4.5, and Noise 4.3. That noise score (the lowest subcategory) lines up with the thin walls complaints we found across Google reviews.

Review Patterns

Theme Mentions Trend Primary Source
Staff praise (Molly, Kimberly, Edith) 20+ Steady across 2024 to 2026 Google, ApartmentRatings
Location and convenience 15+ Steady Google, ApartmentRatings
Quiet and peaceful atmosphere 10+ Steady Google, ApartmentRatings
Spacious floor plans 8+ Steady Google
Quick maintenance response 8+ Steady Google, ApartmentRatings
Move out charge disputes 6+ Recurring, spans multiple years Google, ApartmentRatings
Parking availability 5+ Longstanding ApartmentRatings
Pest complaints (roaches, rats) 4+ Concentrated in 2024 to 2025 Google
Thin walls and noise 3+ Steady (structural) Google, ApartmentRatings
Dog park/pet area upkeep 3+ Steady ApartmentRatings, ModernMsg
Pool/hot tub declining 2+ Worsening in 2025 to 2026 Google

The standout positive: staff. Molly appears in at least 12 reviews across platforms. Kimberly draws similar praise in 6+ reviews, particularly from people touring for the first time. Edith (manager) and Carlos (maintenance) also get called out by name. What makes this unusual is the consistency. These aren’t isolated compliments from one good week. They span 2024 through 2026 across multiple platforms. For a 279 unit Class B property, that kind of recognition is well above average.

The standout negative: move out charges. This is where the picture shifts. Multiple reviewers describe a process where the final account statement is issued, then additional charges appear. Others report being charged for conditions they documented at move in. One reviewer who relocated from out of state in 2024 listed broken stoves, nonfunctional dishwashers, and unlocking windows that should have been caught during a move in inspection. The complaints span multiple years.

Context on why: The move out charge pattern is not unique to Regal Parc. It’s common across Greystar managed properties because of standardized unit turnover procedures. Your best defense? Photograph and document every scratch, stain, and scuff before you move a single piece of furniture in. Send it to the office in writing.

Management Response Pattern

Management responds to nearly every review across platforms, typically within 7 to 10 days. Google responses are mostly template based with the resident’s name inserted. ApartmentRatings responses are slightly more personalized and sometimes address specific concerns. They consistently invite dissatisfied residents to call the office. The responsiveness is a good sign. The template tone makes it harder to gauge how seriously complaints are being addressed behind the scenes, but the response rate itself puts Regal Parc ahead of most Class B properties we track.

The Uncomfortable Truth

No listing site will write this section.

The Phase I vs. Phase II Gap Is Real

This is the thing most renters don’t find out until tour day (or worse, move in day). Regal Parc has two distinct product types, and the marketing photos don’t always make the distinction clear. Phase I was built in 1995 to 1997 with white appliances, original fixtures, and older flooring. Phase II came in the late 2010s with stainless steel appliances, updated countertops, and newer systems. At least one ApartmentRatings reviewer described leasing based on online images that showed Phase II finishes, then receiving a Phase I unit. Ask which phase your specific unit is in before signing. Get the answer in writing.

Pest Issues Surface Repeatedly

Four Google reviews mention roaches. Two reference rats in Building 7, with one describing them running across the ceiling at night. Management sends licensed pest control when complaints come in, but the issues span 2024 through early 2026. Wood framing and multiple buildings (1997 construction) mean pest entry points are harder to seal than in newer concrete or steel frame builds. We flag this for every renter considering older properties in this corridor. If you’re looking at Building 7, ask the office about recent pest control activity before you tour.

Move Out Charges May Exceed Expectations

At least 6 detailed reviews describe unexpected charges after moving out, from fees added after the final account statement to deposit deductions for conditions that existed at move in. One former resident (2018 to 2019) reported being billed for pet urine damage despite never owning a pet. We’d recommend photographing every surface before you move furniture in. Our deposit protection guide walks through the process.

Parking Gets Tight

This is one we hear about at several older communities in the corridor. ApartmentRatings reviews spanning multiple years describe open spots running out evenings, with some residents parking outside the gated area. Covered parking and garages are available for an additional monthly fee, and reviewers say that’s the only reliable way to guarantee a spot near your building. If you come home after 6 PM, the free lot may already be full.

FAQ

Does Regal Parc accept Section 8 vouchers?

No. Regal Parc does not accept Housing Choice Vouchers. Texas has no source of income protection law requiring market rate communities to accept them.

What school district is Regal Parc in?

Leander ISD. Reed Elementary is adjacent to the property, and the area feeds into Cedar Park High School. LISD is reviewing attendance boundaries, so verify your zone through the LISD boundary finder.

Is Regal Parc pet friendly?

Yes. Dogs and cats allowed, up to 2 per unit, 75 lb weight limit. Breed restrictions apply (Pit Bulls, Rottweilers, Dobermans, Chows, Akitas, Alaskan Malamutes, Presa Canarios, and Wolf hybrids are restricted). Expect a $400 pet deposit and $25/month pet rent per pet.

What’s the difference between Phase I and Phase II units?

Phase I (1995 to 1997) has white appliances, older fixtures, and original flooring. Phase II (late 2010s) has stainless steel appliances and updated finishes. Phase II units cost more. Confirm which phase your unit is in before signing.

Does Regal Parc have in unit washer and dryer?

Washer/dryer connections in select units, not all floor plans. Confirm availability for your specific unit during your tour.

How far is Regal Parc from the Domain?

About 8 miles via US 183. Off peak, that’s a 15 minute drive. During rush hour (roughly 7:30 to 9:00 AM and 4:30 to 6:30 PM), plan for 25 to 30 minutes. The 183 North Express Lanes have improved this commute since they opened in early 2026.

What are the mandatory monthly fees?

$52.06 per month in fixed fees (valet trash $25, damage waiver $15, pest control $7, trash admin $3, stormwater $2.06) plus usage based charges for water, sewer, and electric.

Is there a dog park?

Yes, but it’s small. Regal Parc’s website lists an on site dog park and pet waste stations. ApartmentRatings reviewers describe the space as compact, and a ModernMsg review flags issues with owners not cleaning up. Think pet relief area, not a full fenced run. Twin Lakes Park and other off leash options near Cedar Park are nearby if your dog needs real room.

What is the current special at Regal Parc?

As of Spring 2026, the most common offer is 6 weeks free base rent on qualifying leases. Some platforms list up to 8 weeks free or $1,000 off select units. The exact concession depends on the unit and lease term (4 to 15 months available). Verify current offers by contacting our team or visiting the property’s website.

The Bottom Line

Regal Parc delivers where it counts for the right renter: large floor plans (790 to 1,361 sq ft), Greystar management, a Cypress Creek Road location adjacent to Reed Elementary, and pricing that keeps a 1BR under $1,100/month after concessions and fees. The staff quality, led by Molly and Kimberly, outperforms what you’d normally see at a Class B from 1997. That shows in the 4.1 star average across 243 Google reviews.

The trade offs are real. Phase I construction is nearly 30 years old, and it shows in thin walls, dated finishes, and recurring pest complaints. The move out charge pattern in reviews deserves serious attention. And the gap between Phase I and Phase II units means you need to confirm exactly what you’re getting before you sign.

This property makes sense if you prioritize value per square foot, need to stay in the Cypress Creek corridor near LISD schools, want Greystar’s operational infrastructure at a price point well below Class A, and can live with older construction knowing the staff will be responsive when maintenance issues come up.

This property doesn’t make sense if you’re sensitive to noise between units, need guaranteed in unit laundry, have pest concerns that would affect your quality of life, or expect a completely hands off move out process.

The verdict: Regal Parc is a solid value play in the Cedar Park apartment market. The staff earns its reviews. The Cypress Creek corridor location delivers on convenience. The price earns its spot on shortlists. Go in with open eyes about the construction era, document everything at move in, and you’ll know exactly what you’re getting.
