Brightleaf sits right on Highway 183 in the 78717 ZIP code, technically in Austin but functionally in the Lakeline Station area that borders Cedar Park (Google Maps). The surroundings lean commercial and commuter oriented.

H-Mart, the Korean grocery store, is directly adjacent. Residents mention hearing H-Mart’s dumpster trucks at 4 AM, which tells you exactly how close it is. Lakeline Mall is about two miles south on 183 at the RM 620 intersection. Alamo Drafthouse Cinema at Lakeline is about two miles out in the same direction. Highway 183 access is immediate. Southbound to the Domain is a clean 10 to 12 minute drive outside rush hour. Northbound toward Cedar Park proper or Leander is even faster. The trade off is that 183 backs up during evening rush, and the on ramp from the property can slow things down between 5 and 6:30 PM.

The Real Neighborhood Feel

This is a highway corridor location, not a walkable neighborhood. You’re driving to everything except H-Mart. We mention that because renters touring Brightleaf sometimes expect a residential feel based on the marketing photos. The commercial surroundings mean there’s not much of that when you step outside, and the 183 frontage road generates noise. Units facing the highway notice it, especially at night. Units facing the interior courtyard or away from 183 are noticeably quieter. Residents who mention noise in their reviews almost always reference the highway side.

For outdoor access, the Avery Ranch trail system starts about a mile north off Lakeline Boulevard. If you run, bike, or walk your dog, that trail network connects to Brushy Creek Regional Trail and several parks.
