This community makes sense if:
You have a large dog. Most Cedar Park communities cap dog weight at 50 to 75 pounds or enforce strict breed lists. Arboleda doesn’t. No published weight cap. That puts it on a short list of maybe 6 to 8 communities in our service area where big dog owners aren’t jumping through hoops. If your dog is the reason you keep getting turned away, this is one of the first places we’d point you. Arboleda has its own bark park on site, and there are several other dog parks in Cedar Park within a short drive.
You need in unit W/D and a 1BR under $1,100. We get this request constantly, and the options keep shrinking. Most newer communities start their 1BRs in the $1,200s to $1,400s. Arboleda’s Aspen plan at 650 sqft starts at $1,061 before fees, and every unit includes full size washer/dryer connections. Not hookups. Connections.
You want to be on Discovery Blvd without paying new construction prices. This is the part of the pitch that requires zero embellishment from us. Costco is 0.4 miles away. Natural Grocers is 0.4 miles. The Lakeline H-E-B Plus! at 14028 N US 183 is about 0.6 miles. BJ’s Restaurant, IHOP, Chipotle, and Smoothie King are within a two minute walk. We’ve placed clients at newer communities on this same corridor who pay $300/month more and use the exact same grocery stores.
Your household income qualifies at 3x but not much above. At 3x income, a renter earning $3,200/month qualifies for the $1,061 1BR. Newer Class A properties on this same corridor start $200 to $400/month higher, which pushes the income threshold out of reach for a lot of the renters we work with. What’s Actually Nearby
Arboleda sits at 900 Discovery Blvd, between the 1890 Ranch shopping center and Cedar Park Town Center. Walkability is the strongest selling point in the reviews. And honestly, it holds up. This is one of the few spots in Cedar Park where you can get groceries, grab dinner, and hit Costco without moving your car.
We walk clients through proximity claims all the time because property websites exaggerate. Here, they don’t need to. IHOP, Chipotle, Smoothie King, Menchie’s, and BJ’s Restaurant and Brewhouse are all within a quarter mile. Costco and Natural Grocers are half a mile out. The Lakeline H-E-B Plus! at 14028 N US 183 is 0.6 miles. Whole Foods Market sits at 0.9 miles. Walmart Supercenter is about a mile.
Cedar Park Regional Medical Center is 1.4 miles out, about a three minute drive. The Cedar Park MetroRail station (Red Line to downtown) is roughly half a mile away. On paper, that sounds great. In practice, we tell clients not to plan a commute around it. The service runs too infrequently for most schedules.
For clients who work from home or have school age kids, two other spots worth knowing: Cedar Park Public Library on Discovery Blvd is within walking distance, and Elizabeth Milburn Park (trails, disc golf) is under two miles.

Neighborhood Vibe
Discovery Blvd is built around cars and retail. Sidewalks exist, and you really can walk to groceries and restaurants, but we wouldn’t call this a pedestrian neighborhood. Traffic on 183 is audible from parts of the property. Several reviews mention it, and from what we can tell, the buildings closest to the highway side get more of it.

Birch (717 sqft) and Cypress (726 sqft) give you more breathing room for about $60 to $70 more per month.
