When clients (or their adult children) call looking for 55+ housing that isn’t assisted living, isn’t a meal plan facility, and isn’t 20 miles away in Georgetown or Sun City, Affinity is one of the few names we can put on the table. The alternatives? Either 60+ age restricted (Everleigh Lakeline), located further out, or structured as independent living with service packages baked into the cost.

That scarcity means Affinity doesn’t have direct competition in Cedar Park. It also means you’re comparing it against a very small peer set. A lot of 55+ options in the broader Austin metro are in older buildings or converted assisted living facilities. Affinity was built from the ground up for this demographic, and the difference shows.

You value community programming and social engagement. The review data is nearly unanimous on this: daily exercise classes, happy hours, catered events, arts and crafts studio time, movie nights, and resident led clubs are a central part of life here. If your priority is meeting people and staying active, this property delivers on that consistently.

Your budget allows $1,449 to $2,500/month before the concession. With 2 months free factored in, the net effective on a mid range 1BR drops by about $270/month (we’ll show the math below). But this is still premium pricing for Cedar Park’s 55+ market.

You need a 3 bedroom. Affinity offers 1BR and 2BR floor plans only. The largest unit is 1,294 square feet in the 2×2 E1 plan. If you need a third bedroom for a home office, guest room, or live in family member, this property doesn’t have the layout.

For a 184 unit community that’s been open since 2018, 45 Google reviews is low. Really low. The rebrandings split the trail. Some reviews live under “Solea Cedar Park” on Yelp and Google. Others live under “Affinity at Cedar Park” on newer platforms. What that means for you: you’re making a decision based on a smaller data sample than you’d have at a comparably sized community. If the 2 months free concession is still active, it drops the net effective by roughly $270 to $315/month depending on the floor plan. That’s real savings. But when the lease expires, the base rent is what you’re renewing at (or higher, depending on market conditions at renewal time). A $1,629/month 1BR with the concession feels like $1,358.
